November Monthly Meeting Update

Hi Everyone,
We hope everyone enjoyed the Thanksgiving break. The board just wanted to send an e-mail out and provide an update as we wrap up the 2025 calendar year.
We did hold Our monthly meeting live on November 18th and we filled the open board position.
Please welcome our newest board member, Lauren Bermingham, who will act as the new Torey Pines HOA secretary.
Topics discussed at the meeting:
Completing the 2026 budget:
Adjustments to website maintenance costs, evaluations of reserve funding, and steps to ensure transparency and compliance with Florida statutes.
Plans to do a more detailed reserve study in 2026
The board approved the final budget.
Confirming the long-delayed fountain replacement was scheduled.
Listening to the landscaping committee’s recommendation to change vendors:
Providing adequate notice to decline renewing our existing landscape company White Oaks – ending the contract on Nov 30th.
Approving Hogan Landscaping as the new landscaping vendor for their commitment to deliver broader and more responsive service—along with their willingness to take on extra cleanup tasks—signals exciting improvements to the neighborhood’s curb appeal.
Increasing community involvement with the formation of 8 new committees:
Tennis Courts
Website
Security (camera’s and traffic)
Communications (Community Forum and Newsletter)
Welcoming of new residents
Rules / bylaws (review Florida laws and sync with existing HOA bylaws)
Social/Events
Landscape
These committees will launch in a separate e-mail(s) with topic information and meeting details.
Tentative planning for a December meeting (16th) which would be virtual. More details to follow.
The meeting was very positive with feedback from those that attended.
In conclusion, there is a sense of momentum and teamwork, highlighting the collective commitment to enhancing the neighborhood for all residents. The board is excited to continue this trend and looks forward to your attendance and increased involvement in all of the activities.
